Backing a Platform from its First Trade

Tremper Capital Group advised on the financing of a 548-unit seniors housing portfolio across Florida and Georgia; three acquisitions completed on behalf of Town Lane and Arcole as they built the foundation of a national seniors housing platform.

When Town Lane - a New York-based boutique real estate investment manager launched in 2024 with $1.25 billion of institutional capital - identified senior housing as a core theme for its inaugural fund, they moved quickly and quietly. Their entry into the sector was not a cautious toe in the water; it was a conviction-driven strategy built around a simple thesis: new-vintage, well-located senior housing assets in high-growth markets are structurally undersupplied relative to the demographic wave bearing down on them. Together, the three communities total 548 units across Florida and Georgia.

The Florida acquisitions - Discovery Village Naples and Discovery Village Sarasota Bay, comprising 373 units in total - were purchased off-market, a testament to the strength of Town Lane's relationships and their ability to move with conviction without a formal marketing process. Both communities were recently built, amenity-rich, and situated in submarkets with some of the strongest senior housing demand fundamentals in the country: robust net in-migration, rapidly growing 75+ and 85+ cohorts, and limited new supply.

The Overlook at Suwanee - a 175-unit full-continuum community in one of Atlanta's most desirable suburban submarkets - marked Town Lane's fourth senior housing acquisition and its first alongside Arcole as a formal platform. Operated by Atlas Senior Living, a Birmingham-based operator with 40 communities nationwide and five in the greater Atlanta area, the property was a natural fit for the portfolio's strategy of pairing institutional capital with experienced, locally-rooted operators.
