The senior housing development landscape continues to tighten as the industry moves through 2026, with new supply remaining well below historical norms.

According to NIC MAP, total units under construction have now declined for 16 consecutive quarters, underscoring the continued pullback in development activity across the sector. At the same time, new construction represents just 2.2% of total inventory, a level that reflects one of the most constrained forward supply environments seen in more than a decade. 

This limited construction backdrop is being reinforced by a further slowdown in starts during 2025, signaling that meaningful new deliveries are likely to remain muted in the near to medium term. In turn, these trends continue to support a favorable operating environment for existing assets and well-positioned new developments, particularly as demand fundamentals strengthen against a structurally constrained pipeline.
